Why a septic tank under every house is a dead end for a community
The traditional approach
- Dozens of separate septic tanks. Each has to be pumped out and serviced, and every owner is on their own.
- No compliant treatment. Septic tanks do not deliver the quality needed for discharge to the environment — a risk of fines and pollution next to the recreation area.
- Noise and odour. Aeration plants for the whole development are unacceptable where people live and rest.
- A 15 m sanitary zone “eats up” plots that could have been sold or built on.

One plant for the whole development — and it grows with you
BioDisc® is a turnkey monoblock biological treatment plant: mechanical settling, two biological treatment stages and a secondary settler in a single body. The capacity of one unit is up to 60 m³ per day. For a larger development, units are connected in parallel, and for phased development they are added in phases — you pay for capacity when you need it.

Four treatment stages in a single body
Primary settler
Heavy solids settle, fats float up; it balances the uneven domestic discharges of the development.
First biological treatment stage
The biofilm on the rotating discs consumes pollutants; half a turn “eats”, half a turn “breathes”.
Second biological treatment stage
Polishing on the second group of discs, a stable 96–98% regardless of occupancy fluctuations.
Secondary settler
Sludge returns to the cycle, and the treated water is discharged to the ground or a water body within standards.

Frequently asked questions
One plant for the whole community or one per house?
Usually one shared plant (or several units in parallel) for the whole development — this is cheaper to install and maintain than a septic tank under every house, and it delivers compliant treatment. The configuration is selected by the number of houses.
What to do with phased development?
BioDisc®’s modularity lets you scale up capacity in phases: you install a unit for the first phase and add the next ones as the development proceeds — without freezing capital up front.
Where does the treated water go?
To the ground (a filtration field/well) or to a water body — the 96–98% treatment meets the standards for discharge to the environment, which is critical next to a recreation area.
Who services the shared plant?
Maintenance once a year is carried out by the ZIKO service team under contract; daily supervision is not required. The service is usually ordered by the management company, a homeowners association or the resort owner.
Will there be odour and noise near the houses?
No. A rotor instead of blowers — practically silent and odourless, a sanitary zone of just 5 m, so the plant can be placed close to the development.
What about operation in winter and off-season at a recreation resort?
The system is stable even under partial load — the biology does not die off during periods of low occupancy and immediately handles a peak arrival.
How much does it cost and what does it depend on?
On the capacity (number of units), the number of phases, site conditions and the discharge point. The calculation and the technical and commercial proposal are free.
