Problems
Water quality affects the whole hotel
Water is at work in the rooms, restaurant, SPA, pool, laundry and building systems all at once. Poor water wears out equipment, drives up costs and spoils the guest experience.
Who needs water treatment

Hotels and resorts
Rooms, laundry, boiler room. No odor, color or deposits on fixtures — even at the morning peak.

SPA, pools and wellness areas
Pool make-up water, hammam, saunas. The steam generator is the unit most sensitive to water quality.

Restaurants, kitchens and cafés
Water for food and drinks, coffee machines, dishwashing and cooking equipment.

Shopping malls and business centers
Food courts, restrooms, drinking water for visitors and staff.
Hidden costs of poor water
Boilers and energy bills
Hot water is a hotel’s biggest utility cost. Scale transfers heat poorly: holding the same temperature takes more gas or electricity, and the boiler fails early.
Hammam and SPA steam generators
The most vulnerable unit: hard water kills a steam generator in months, not years. A repair also means a closed SPA, which means lost revenue.
Dishwashers, washing machines and coffee machines
Spots on glassware are the defect guests notice most in a restaurant. Staff polish dishes by hand and double the detergent dose, and the machines break down more often.
Guest reviews
Guests do not read lab reports — they see deposits and notice odors. Chlorine smell, rust streaks and stains on linen end up in reviews word for word.
Water requirements
Different water sources — different tasks
A hotel takes water from the mains, its own well, a surface source or several at once. The source determines the water composition, and the use determines the treatment requirements.
One complex — different water needs
Roomsdrinking and hot water, fixtures with no limescale
SPA and poolspool make-up, hydromassage; the softest water for the steam generator
Restaurant and kitchentaste of food and drinks, spotless dishes
Laundry and building systemswhite linen, less detergent, heating equipment with no scale
We design the system for all users at once and for the most demanding of them.
Drinking water is not yet water for equipment
Even water that meets drinking standards can damage a steam generator, dishwasher or coffee machine.
Water “as is”
- Deposits and yellow stains in bathrooms, scale on faucets.
- White marks on dishes after the dishwasher, double the detergent dose.
- Gray linen after washing, stains are harder to remove.
- Hardness salts build up in pipes and boiler equipment.
Water after treatment
- Fixtures with no limescale — longer service life and fewer guest complaints.
- The dishwasher runs more economically — less detergent, clean dishes with no hand polishing.
- Better laundry — snow-white linen and savings on detergents.
- More efficient heating — longer service life for boilers.
Which water parameters we check
There are almost no hotel-specific standards: there is the drinking water standard, equipment data sheets and guest expectations.
| Parameter | Governed by |
|---|---|
| Hardness, hot water supply | Equipment manufacturers’ requirements |
| Hardness, steam generator | Equipment data sheet |
| Iron | DSanPiN 2.2.4-171-10 |
| Residual chlorine | Guest experience: odor and taste |
| Microbiology | DSanPiN 2.2.4-171-10 |
| pH: 6.5–8.5 | DSanPiN 2.2.4-171-10 |
Solution
We design the system for your site
There is no one-size-fits-all solution: the scheme depends on the raw water, the complex’s needs and where the water goes.
Typical hotel circuit · the water analysis defines the configuration
- Raw watermains or well
- 01Mechanical filtrationsand, rust, suspended solids
- 02Softening and iron removaltwo vessels with an alternator: one regenerates while the other works
- 03Tank and pump stationreserve for morning and evening peaks
- Rooms, SPA, kitchenseparate reverse osmosis for drinking water
Core treatment train
- Combined treatment (MIX)
- Mechanical water filtration
- Water softening
- Ultrafiltration (UF)
- Iron and manganese removal
- Reverse osmosis (RO)
Added for this industry
- Odor removal and sorption treatment
- Water disinfection
- Nanofiltration (NF)
A hotel outside the city often needs its own wastewater treatment too — a separate ZIKO line of business: wastewater treatment plants for hotels and restaurants.
Completed projects
Hotels with high standards trust us
Clean water is not enough for a hotel: it has to flow without interruption at the morning peak and at full occupancy.
Hotel · 49 rooms
hardness, manganese, ammonium, organics
What handles peak hours
A hotel with a SPA near the historic center
The system was fitted into an existing room: the floor space for equipment was a given, not a variable.

Cost
How much a hotel system costs
What drives the price
- Raw water — the source and the parameters to correct
- Capacity — daily consumption and peak hours
- Treated water requirements — for rooms, SPA, restaurant and building equipment
- The site — utilities, space for equipment, what can be kept
We count more than the upfront cost
- Investment (CAPEX) — equipment, installation, commissioning, utility connections
- Operation (OPEX) — electricity, water, chemicals, service, consumables
Softening pays for itself through utility bills and the longer life of boilers, washing machines and steam generators. We look for a solution that pays off in operation, not the cheapest one upfront.
Stages and service
From request to start-up — and beyond
Stage 01 of 04
Water analysis

- We study the waterWe analyze the water in our own lab and, if needed, test treatment on filter media.
We assess the existing equipment: what to keep and what to replace.
Stage 02 of 04
Technical specification
We help draft the specification.

- We calculate water consumptionFull occupancy, morning and evening peaks, the SPA, kitchen and laundry running at the same time.
Stage 03 of 04
Design

- We designThe system is built around the site — even an existing plant room.
Stage 04 of 04
Installation, start-up and service

- Equipment supply
- Installation
- Commissioning
- Service
Usually the hotel’s engineering team — for them, water treatment is one of a couple dozen systems. So we keep the operator tasks simple: what to check weekly and when to call service.
Service life and maintenance schedule
At two hotels in Lviv, ZIKO monitors the systems on an ongoing basis and provides regular service.
- Ion exchange resin — 3–7 years
- Pre-filter cartridges — at least every 3 months
- Salt in the tank — based on actual consumption
FAQ
What to know before ordering a system for a hotel
Didn’t find your question? Ask an engineer using the form below.

Does a hotel on mains water need water treatment?
Often, yes. Drinking water can damage boilers, steam generators and coffee machines. Softening deals with scale, sorption removes the chlorine smell. A water analysis will show what you need.
Can a hotel use water from a well or a river?
Yes, if it is properly treated. ZIKO designs systems for wells and surface sources — matched to the composition of your water.
Do rooms, the restaurant and the SPA need separate systems?
Not always. Mechanical filtration and softening are enough for dishes and laundry; reverse osmosis is added for drinking water. The hammam steam generator is often fed by a separate line with deeper treatment.
How much space will the equipment take?
A hotel usually already has a plant room, and it cannot be enlarged. At a site in central Lviv, the system fit into the existing plant room with six vessels.
Can an existing system be upgraded without full replacement?
Often, yes. We survey the system and tell you what to keep and what to replace.
What does the system cost depend on?
On the raw water, capacity, treatment requirements and the site: number of rooms, the SPA, the kitchen. We count both investment and operation.
What solution does your complex need?
A new hotel, a SPA expansion or an upgrade? Tell us the number of rooms and seats and what SPA facilities you have — a ZIKO engineer will turn that into capacity and a scheme. Consultation and preliminary estimate are free.
